A reliable asset register
Bring equipment identities, locations and existing records together. Reconcile duplicates and make gaps in the information visible.
CALM Property Intelligence
Reliable asset, maintenance and lifecycle intelligence for buildings and estates.
Turn scattered spreadsheets, contractor reports and building documents into information your engineering team and leadership can use.
One named building. An agreed scope. A continuing managed service.
For organisations managing
Our service
CALM reconciles the information behind your building and prepares a practical set of records, plans and updates. The agreed scope covers every maintainable asset within your building boundary.
Bring equipment identities, locations and existing records together. Reconcile duplicates and make gaps in the information visible.
Build a planned preventive maintenance programme with proposed tasks, frequencies and competence requirements linked to their supporting evidence.
Translate the plan into clear work instructions for the engineering team, with the relevant asset details and a structured record of work.
Bring together expected life, replacement priorities and indicative costs to support planning and budget discussions.
Connect recommendations to service records, manuals and other source documents, with information gaps and review decisions kept visible.
Give managers a concise view of priorities, exceptions, outstanding information and changes to the building’s records and plans.
How it works
Your information may be spread across asset lists, operation and maintenance manuals, service reports and different teams. We bring it into one agreed process.
You provide the building knowledge and authorised contacts. CALM manages the information work, with clear questions where evidence or decisions are needed.
Confirm the building boundary, asset population, responsible contacts and available documents. Identify missing essentials before setting the delivery timetable.
Organise the sources, match records to equipment and prepare the asset register, maintenance programme and lifecycle proposals.
Apply independent quality control. Resolve questions with your team and route uncertain or specialist decisions for the appropriate review.
Release the agreed information through the review process, then keep records and plans current through continuing updates and new evidence.
Evidence-led quality control
CALM combines structured data processing with evidence-led quality control. Recommendations carry a clear basis, and uncertainty stays visible.
Our role supports your engineering team’s planning, records and oversight. Physical maintenance, specialist judgement and statutory sign-off remain with the appropriately qualified and authorised people.
Connect proposed tasks and decisions to the records that support them.
Test the evidence and reasoning before information moves through the issue process.
Route uncertainty, conflicts and specialist decisions for review, with attention matched to the level of risk.
Keep missing dates, incomplete records and unsupported assumptions visible until evidence resolves them.
Built on engineering experience
CALM was founded by Terry Troncone, bringing hands-on engineering knowledge and senior leadership experience from five-star luxury hospitality.
As a former Assistant Director of Engineering and Head of Technical Services, Terry understands both the practical demands faced by engineering teams and the reporting, budget and risk decisions expected at leadership level.
Before we begin
No. We can begin by identifying the information available and the gaps to resolve. A complete first draft depends on a usable asset-register or agreed site-survey source, a declared asset population and the agreed building scope.
The starting point is your team’s building coverage, trades, skills and relevant qualifications or authorisations. Individual asset or task exceptions can then be reviewed where needed, within the agreed allocation process.
The target is around ten business days once the complete-population source is usable, the building boundary is agreed and the required contacts and privacy confirmations are in place. We confirm scope and readiness first; information requests and revisions follow as needed.
Yes. Existing service reports, certificates and scanned records can form part of the source material. Their receipt does not by itself establish that work is complete or compliant; the information still needs to be matched and reviewed.
CALM supports the information, planning and coordination work around your engineering team. Your organisation retains responsibility for its operations, appointing competent people, authorising work and the decisions that require specialist judgement.
